Text Box:  Covenants, Rules & Regulations (CCR’s)  are requirements that are incorporated into the land records of the community.  They are found in documents such as the HVCA Declaration of Covenants, Bylaws and Architectural Guidelines.   They were established to govern the internal affairs and exterior appearance or “curb-appeal” of the community.  Each resident in HVCA has agreed to comply with the CCR’s by virtue of their purchase or lease agreement.  Unfortunately, many Text Box: owners do not take the time to educate themselves about the CCR’s and find out the hard way.  
 CCR’s that are frequently overlooked (or ignored) are Architectural CCR’s.  Owners and residents in HVCA may not make any change to the exterior of their home or yard without first obtaining written approval for the planned change (with the exception of minor landscaping on privately owned lots).  Ignorance is not an excuse for making Text Box: changes without prior approval.  If you make changes without prior approval, you run the risk of having to remove the change(s) at your expense.

  As we get closer to the Text Box:  It’s that time of year again—when thoughts turn to HVCA’s 4th of July Party!!  Yes, it looks as if Alicia is leaving the community, but she has already recruited volunteers to step in and keep things rolling right along.  Of course, they will need your help.

Text Box: Remembering Sylvia Davis
Text Box: Way in 1993.  Sylvia quickly became a regular warm and friendly presence at the condominium and community association meetings, which she attended regularly. 
She left us quietly in her sleep last month.  She will be deeply missed.  
Prior to her passing, Sylvia made it known that she was very fond of the game of Text Box: Mahjong and that she wanted to start a group of regular players in the HVCA Community Room.  in Sylvia’s honor, Alicia Mahmot would like to start a Mah-jong group and asks that anyone interested in playing Mah-jong contact her at mahmot@comcast.net.
